We were pleased to sponsor the Hospitals charity Over and Above at the weekend with their special event The Croyde Scrumptious Trail. There was a good attendance and our ladies made the 10 mile hike & munch in glorious weather! Over and Above report a £12 000 profit from the event!

We were proud to sponsor and take part in the Braunton Christmas Market 2017 for the second year running on Sat 2nd December. This year we ran another Free Prize draw from which we are very proud to hand the winning hamper over to the winners this morning. Thank you for all those who took part and came to say hello. The event was a huge success with much engagement with the local community. 

 

Proud to sponsor The North Devon Show 2017! The North Devon Show is set for Wednesday 2nd August 2017. We are pleased this year to be able to sponsor the show boards that are up around the county on hedgerows and properties. If you have time a visit to the show is worth a trip! Enjoy the show.

Sarah Campbell our Property Manager represented our company at Barnstaple Football Club this Saturday, 8th April 2017, for a Sponsors Meeting.  Barnstaple Town FC are in Division one of the South West League and will remain in this league for the next season following a great result against their opponents AFC Totton when they won 2 – 1 in an exciting game.  The scorers for Barnstaple Town FC were Ryan Turner & James Mayne. Great result and great to sponsor the club!

 

The Braunton Christmas Market 2016
 
It's not long to go now until 'Braunton Christmas Market 2016!'
 
Not only are we sponsoring this great event but are taking part too. It's held in the centre of Braunton between 3pm and 9pm on Saturday 3rd December. It's planned to be bigger and better than before with over 100 stalls, including us! Come along and enjoy some festive fun.

'The Indian Summer Festival and Feast Event'
 
John Smale and Co were proud to sponsor Blue Fizz Events incredible night 'The Indian Summer Festival and Feast' in Croyde, North Devon. The totally epic charity fundraising event held on 30th September 2016 was organised to raise money for Ovarian Cancer Action, Breast Cancer Care and Jo’s Cervical Cancer Trust.
 
An incredible night was had by all who came, donated and partied the night away - the Indian Summer & Boho theme was truly embraced by all. Great work to the Blue Fizz Events team for putting on a truly special evening.

End of the Summer Market Comment

Sad to say those words ‘End of The Summer’ especially as outside at the moment, it’s still warm and sunny, but evenings and mornings are getting cooler! Most of my clients have been very interested in the effect of Brexit on the market. I haven’t seen any Halifax reports as yet, as they are often reliant on collecting statistics and can sometimes be behind what is happening in the market at the current time, but it will be interesting when these figures get released.

I suspect there will be a slight fall around June prior to Brexit, since Brexit the market has been very buoyant, simply a decision has been made and people feel they can get on with their lives. Since the vote this office has been busy, with several sales being agreed. August usually a quiet month has been busy. So I anticipate the statistics will show a rise again in prices for July and August, this I suspect will continue in September and October. Now is definitely a good time to sell to catch the market over the next few weeks. We remain confident especially with interest rates as they are and see no changes in the short term.

Potential Property Investor?

Now is a good time to buy an investment property, tax rules aren’t as good as they were but where else can you put your money with the new interest rates and property seems for now in North Devon anyway a safe bet. But who knows, it was only a short time ago we were talking about interest rates going up so it’s always a bit of a gamble. So when you are looking at property investment always think long term and don’t get tempted by the interest only option, although cheaper, there will not be the capital growth there once was. Look at repayment options as at least if there is no growth the loan will have been paid and then for your pension you will have an income.

If you need advice on what to buy come and see me, but basically go for something you would like to live in, don’t just go cheap, its usually cheap for a reason. Popular areas are more expensive but they perform well not only in the rental sector but also when you come to sell in the future and good areas tend to stay good areas.

Sally Forsdike from John Smale and Co participated in the Race For Life event in Barnstaple earlier in the month, July 2016. The event was for an amazing cause Cancer Research which was a huge success! The turn out to the local event was great and Sally thoroughly enjoyed the event. Sally said the sun was shining throughout the whole day which was an added bonus! - Much better than 2015s wet event. She looks forward to participating next year also.

How will the Vote to leave the EU affect us here in North Devon?

 

Well, that was bit of a shock to wake up to this morning! This seems to be the consensus that it was surprising, certainly the markets reacted quickly and the pound plummeted. At the office we have been quiet to the lead up to the vote due to the uncertainty the vote created, with this surprise outcome the phone today has certainly gone very quiet. The vote will certainly create uncertainty in the property market with buyers, investors developers taking a cautious approach.

I believe in North Devon we will see a period of a slow market until the mist clears and then I am hopeful of a return to a normal market as the pent up demand needs to make a move. So 3-4 months of slow market then increased activity thereafter. Unique properties and the high demand areas wont be damaged as buyers will continue to grab the rare opportunities that are out there. We are confident long term the markets will settle and normal service will resume.
