When’s the right time to sell? Should I? Shouldn’t I? These are common questions people ask themselves, before taking the plunge!
It’s a bit like running a bath….. you may be waiting until you’ve got everything just right, but until you dip your toe in the water no one really knows. There is never going to be a ‘perfect time’ to put your property on the market for sale, sometimes you just have to fully commit yourself.
It is certainly true that proper planning prevents poor performance (the 5 P’s), but ultimately the market will determine where your property sits at any given time.
There will always be committed and motivated sellers and buyers in any market. If you are open minded, flexible and realistic in your approach, great results will be achieved!
Instructing an experienced agent who has performed well in both ‘good’ and ‘bad’ market conditions is also crucial, to steer and guide you in the right direction. Always remember, they are working for you and solely have your interests at heart. Don’t be afraid to pick their brains and always ask for advice where needed, as they have the same goal as you, they want to sell your property!
The agents are also taking risks by ‘dipping their toes in the water’. They will have to react and advise you after your property hits the market. Is it hot? Is it cold?
They may need to change things to start making things warmer and more attractive for buyers to jump in and buy your property. You certainly don’t want your property to start going cold in the market place!
This may be the first time you take the plunge, but remember an experienced agent would have done this hundreds of times, in the good and more challenging times, with challenging definitely being a word of the moment!
Allow them to adjust the temperature and get things just right for you and your property!
