SHOULD I PUT MY PROPERTY ON THE MARKET IN THE FESTIVE SEASON OR WAIT UNTIL THE NEW YEAR?

With the Festive Season well and truly in full swing,  home owners now ask themselves should I put my property on the market now or wait until the New Year? 

Speaking to prospective clients at this time of year, many feel it’s a big mistake to sell now but times have changed and that is no longer the case. With todays hectic lifestyle, Christmas is a great time for family to get together with more free time to discuss their plans for the future. Their motivation also tends to be high at this point, with a positive outlook for the year ahead.

As many people choose to sit on the fence there are fewer sellers, therefore if you make positive steps to list your property now you will have less competition,  giving you a greater chance of a successful sale. Typically we see a flood of properties hitting the market in the New Year, so why not be ahead of the competition and get yourself moved from point A to B as swiftly and smoothly as possible.  

With Christmas comes presents and some lucky people will be glued to their new phones, tablets an laptops, spending hours scrolling through properties. Rightmove give us statistics that there is a massive 230% spike of traffic between Boxing Day and New Years Day!  Why miss out on this opportunity?   Taking a viewing from a prospective buyer in the Winter can be just as positive as in the Spring, as a cosy warm home with the fire going can create a great impact, with the cold and wind outside.

We do appreciate some people have decided they do not wish people to view their homes at this time of year, with busy Christmas shopping going on and friends and family visiting. What we offer to these clients is a ‘Do Not Disturb’ form of marketing. We get everything ready now, including measurements and details of the property, floorplan and photos taken where appropriate.

We then can then ensure your property is displayed on all the top property websites, so that buyers can view it over the ‘Peak Period’ through Christmas to New Years Day. However, we will hold off viewings until the New Year, working hard  to take enquiries and line up viewings, at a time you are ready. This not only ensures you are ahead of the game, but it also means you can relax during the Festive season and not worry about being disturbed or keeping your home spic n –span at all times. We have found this to be a very successful way of creating early interest in a property and allows us to really hit the ground running in the New Year when the ‘GO’ button is pushed!  

For the sellers who are looking to sell but don’t wish to have their property fully marketed, i.e. in local press, property websites, office window cards etc. there is still a way forward!   We have sold many properties through ‘low key’ marketing. We take initial details of the property and only contact relevant clients on our extensive database. This works well for vendors who wish to move subtlety and without the Neighbours knowing!   It also has a good physiological effect on potential buyers, as they have the opportunity to see and buy possibly their dream home before it even hits the market!   We have found this form of marketing also tends the achieve excellent selling prices as buyers are keen to agree a deal before the property hits the open market.
